<p>The decrease in property prices and the higher percentage of personal financing, resulted to a lower monthly installments. &#8220;This means less risk, both for people who can more easily save the amount and for the bank as well,&#8221; commented Tihomir Toshev, Executive Director of CreditCenter.<span id="more-1392"></span></p>
<p>The market is stabilizing and the proof for that is the behavior of the participants. Sellers make discounts more reluctantly, and buyers seek finalize transactions more quickly – no more endless property visits for months.</p>
<p>In September 96% of mortgage loans drawn were in euro, and their average monthly amount is 30 260 EUR. In Sofia it is 38 280 EUR, and Varna &#8211; 32 620 EUR.</p>
<p>For the first time in two years, there is an increase of borrowers aged under 25, who buy attractive properties with more than 80% bank financing. Most loans continue to be granted to persons between 26 and 35 years. &#8220;The percentage of households that apply for a large loan – more than 70 000 euro is growing. This is associated first with the ability to pay higher monthly installments, and &#8211; with a revival of the luxury segment of the property market &#8220;, commented by CreditCenter.</p>
<p>More than one third of the new borrowers believe, they will be able to repay the loan for a period between 16 and 20 years. Nearly 30% believe, they will be able to pay the loan back the bank for 10-15 years. The percentage of those who are willing to pay back the credit for over 25 years remains high &#8211; 17%.</p>
<p>In September, there is and increase of the percentage of bank funding. There are deals that receive external funding amounting to 70-80% of property value. More than 4% experienced 80-90% financing.</p>

<p>The number of newly introduced into service homes in the country during the first quarter of this year amounted to 3,201, a drop of 26.9 percent annually, according to a preliminary data from the National Statistical Institute (NSI).<span id="more-1272"></span></p>
<p>The number of the new residential buildings in the quarter is 512, a reduction of 19% over the same quarter of 2009.</p>
<p>The largest number of new residential buildings are placed in Burgas &#8211; 94 buildings with 677 apartments in them, Varna &#8211; 86 buildings with 643 apartments, followed by Sofia district &#8211; 51 buildings with 67 dwellings. There is not one building put into operation in Razgrad, according to data.</p>
<p>In the capital, the residential buildings put in operation are 15, with 370 apartments. An online information from NSI indicates that in the first quarter of the last year in the capital were put into service 742 new apartments, which means that it declined by 50%. During the same period of 2008 the number was 1102.</p>
<p>The total usable area of new residential properties in the country during the first quarter of 2010 is 240 thousand square meters, or 28.2 percent less annually. The living area also decreased by 30.7% to 152 thousand square meters</p>
<p>The average useful area of one new apartment decreased from 76.5 square meters in the first quarter of 2009 to 75.1 square meters in the same quarter of 2010</p>
<p>Highest average useful area of new apartments is registered in Silistra &#8211; 138.3 square meters and Montana &#8211; 131 square meters and the smallest &#8211; in Yambol &#8211; 37.1 square meters and Blagoevgrad &#8211; 51.5 m2</p>
<p>Statistics on newly built buildings and homes were developed on the basis of quarterly information received by the municipal administrations.</p>
<p>For the whole country, more than 22 thousand apartments were put into operation in 2009.</p>

<p>During the meeting, Craig Kennedy has welcomed the definitive government action in combating corruption and organized crime.</p>
<p>&#8220;The U.S. show increasing interest in Bulgaria and close positions for both sides on how to solve problems in the Balkans. At this point, your country has many friends in Washington, &#8220;added Mr Kennedy.</p>
<p>Prime Minister Boyko Borisov emphasized on the good relations between Bulgaria and the United States, and told his guest about his desire for political and economic ties between the two countries to develop and deepen.</p>

<p>Credit volumes in the real estate sector in Bulgaria have increased by 493 million leva in the first quarter, according to preliminary data of BNB, announced today.<br />
The loans for real estate transactions increased by 1.051 billion, while in construction it fell by 558 million<br />
In other sectors, with a greatest increase is the production and distribution of electricity and heat and gaseous fuels (73 million)</p>
<p><span id="more-1268"></span>The loans that have decreased the most is for professional activities and research &#8211; by 353 million, as well as in trade (including repair of motor vehicles and motorcycles) &#8211; with 223 million<br />
With the largest increase in deposits is again the real estate sector &#8211; 101 million (76 million in real estate transactions and 25 million in construction).<br />
The largest decrease of deposits is reported in the professional activities and research &#8211; with 131 million leva<br />
Overall in the quarter loans to non-financial corporations decreased by EUR 183 million, and to households – by 80 million<br />
On the other hand, deposits of non-financial corporations increased by 130 million, while those of households &#8211; by 703 million</p>
<p>So at the end of March 2010 households have net savings (deposits minus loans) of 5.981 billion, while companies are negative in the amount of 18.619 billion</p>

<p>Financial parameters around the deal were not disclosed, but the company indicated that it is the largest investment deal with commercial properties in Paris in 2009 by area.</p>

<p>House prices in Britain rose for the seventh consecutive month in November, but at a slower rate than in previous months. This latest data showed one of the largest mortgage lenders in the UK &#8211; Nationwide, which calculates a monthly index of housing prices based on transactions.</p>
<p><span id="more-449"></span></p>
<p>Properties have risen by 0,5 percent compared to October, as their average price reached 162 764 pounds, cited by The Telegraph. This is the highest price level since August 2008, one month before the collapse of investment bank Lehman Brothers in the U.S., which led to the freezing of credit markets worldwide.</p>
<p>Compared with November last year, properties in Britain are more expensive by 2,7 percent. In October, housing prices increased by 0,5% on monthly and 2% on annual basis. The monthly rise in prices over the past two months, however, is the lowest, since the downfall of the prices stopped in April this year.</p>
<p>For the three months till the end of November, the properties are more expensive in the UK with 2.8 percent. For comparison, within the three months to October they increased their prices by 3.5 percent, having previously increased them by 3.8 percent for the three months till September. The change during three-month period shows more clearly the trend of the real estate market.</p>
<p>Yesterday it became clear that the number of loans to purchase a property in Britain has risen to its highest level since March 2008. Appreciation of the property, however, is largely due to the limited supply and will strongly depend on the state of the labor market, state Nationwide.</p>
<p>At 10:15 am Bulgarian time, the Sterling is rising by 0.2 percent compared with the U.S. dollar, as the currency pair GBP / USD is quoted at a level of 1.6467 dollars. Since the beginning of this year the pound has appreciated by more than 12 percent against the dollar and 4.5 percent against the euro.</p>
